• Please treat all areas with care and respect

• No parties or events
• Keep trash picked up and taken to dumpster
• No smoking in barn – Please use provided outdoor receptacles for disposal of all ends
• Please obey & acknowledge all posted rules around animals & property
• Animals on farm can bite and kick
• DO NOT feed animals unless given permission – Certain foods can make animals very sick or cause death
• Wash hands after handling any animal
• Each area has 1 picnic table
• Do not carve your name or write on the picnic tables
• Each area has 1 fire ring – do not move fire ring
• Ask about current fire bans
• No washing of any vehicles or campers/RVs
• Blackstone Grill is for Homestead Haven Lodging only

Barnyard Bay RVs

• All sewer hoses must have a tight-fitting elbow with a secure connection to the inlet pipe. Loose sewer hoses are not to be stuck down the sewer inlet pipe. We do not want sewer on the ground.
• Please DO NOT put charcoal grills on the picnic tables
• Use of generators is not allowed
• Keep pets on a 6ft or shorter leash at all times
• No pets in the barn
• Clean up after pet and dispose of waste in the dumpster
• Never leave pet unattended

• Always follow posted signs and instructions on the properties.
• Notice of Natural Hazards: This property is located in a rural setting and may be inhabited by wild animals, reptiles (including venomous snakes and spiders), spiders, and poisonous plants. Guests who choose to hike, explore, or horseback ride on the property do so at their own risk. By entering and remaining on the premises, guests acknowledge these potential hazards and agree to exercise caution at all times. The property owners are not liable for injury, harm, or loss resulting from encounters with wildlife or natural conditions. Guests must not approach, disturb, or attempt to handle any wildlife.

Property Agreement

1. The property owners of Homestead Farm Retreat & RV have the right to maintain, upkeep, or make repairs to the barn, lodging area, and entire grounds as needed when guest are on or off property. Every effort will be made to notify and perform such tasks so that guests are not impacted. Typical daily chores and activities will also be performed around the property, such as watering animals, gathering eggs, and horseback riding lessons.
2. Homestead Haven Lodge and barn is non-smoking, non-vaping, and non-incense burning, no exceptions. Evidence of smoking, such as smell, inside the by the cleaning staff is sufficient basis to charge the renter a smoke cleanup fee of $200.00. This type of clean-up is time-consuming and renter is liable for the deep cleaning costs incurred. This charge will be billed to the credit card on file.
3. NO PETS are permitted in Homestead Haven Lodge. If you bring a pet(s) this rental agreement will be forfeited, terminated, and deposits will be retained and an additional $250.00 deep cleaning fee will apply.
4. Homestead Haven damage deposit of $200 is separate, it is not applied toward rent; however, it is fully refundable provided the follow is met:
   – No damage is done to building structures or their contents, beyond normal wear and tear
   – All trash is place in dumpster
   – Dishes are cleaned and put away
   – No linens are lost or damaged
   – No excessive cleaning is required
5. No early check-ins or late checkouts unless approved by owner 
6. No refunds for early departure
7. Homestead Haven does not provide daily housekeeping services. Bed linens and bath towels are included in lodging, and can be exchanged for clean linens when requested. Please bring your own beach towels, as we do not permit towels or linens to be taken from Homestead Haven.
8. Rates are subject to change without notice, but the rate you at which you reserved will not change once booked. We have the right to run specials or increase rates without affecting your rate.
9. Any reservation obtained under false pretenses will forfeit deposit and any money paid towards rental, and you will not be permitted to check in.
10. There have been no specific efforts made to childproof Homestead Farm Retreat & RV, Homestead Haven, Barnyard Bays, or any of the property. You, the renter, accept the risk of harm to any children you, the renter, allow on the property.
11. Vehicles are to be parked in designated parking areas only. Please do not drive or park on the grass.
12. Road Condition and Storm Cancelation Policy – No refunds will be given for storms, nor do we refund due to road conditions.
13. Homestead Farm Retreat & RV is privately owned. The owners are not responsible for accidents, injuries, sicknesses, or an illness that occurs to guests while in or on the premise or anywhere on the property. Guests understand owners are not responsible for any personal injury or sickness caused by animals, livestock, equine, poultry, slipping on wet surfaces, tripping, falling down stairs, and falling or tripping on uneven surfaces. The owner is not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are assuming the risk of any harm arising from their use of all the premises and property, as well as others whom they invite to use the premises and property.

15. UNDER NO CIRCUMSTANCES will guests hold the owners of Homestead Farm Retreat & RV responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
16. Keep the premises, property and all furnishings in good order. Failure to do so will result in loss of security/damage deposit. 
17. Cancellation Policy –
    – 100% refund if cancelled prior to 30 days of arrival date
    – 50% refund if cancelled prior to 2 weeks of arrival date
    – No refund if cancelled with-in 2 weeks of arrival date
