Rental Terms & Agreement

Barnyard Bay Full Hookup RV Sites

These rules apply to guests and their invited visitors of At the Homestead | Homestead Farm Retreat & RV. Rules specific to lodging or RV sites are identified in their respective sections. Please review before completing a reservation.

1  General Property Rules

  • Treat all areas, buildings, furnishings, animals, and grounds with care and respect.
  • Quiet hours are 10:00 PM to 7:00 AM. No parties or events are permitted.
  • Keep trash picked up and dispose of it in the designated dumpster.
  • No smoking in the barn. Use provided outdoor receptacles for cigarette and related waste.
  • Follow posted signs and instructions around the animals and throughout the property.
  • Farm animals can bite or kick. Do not feed any animals without permission; certain foods can cause serious illness or death.
  • Wash hands after handling or coming into contact with animals.
  • Each accommodation area has a picnic table and a fire ring. Do not carve or write on picnic tables, and do not move fire rings.
  • Ask about current fire bans before starting any fire.
  • Do not wash vehicles, campers, or RVs on the property.
  • The Blackstone griddle is reserved for Homestead Haven lodging guests only.
  • Park vehicles only in designated areas. Do not drive or park on the grass.

2  Homestead Haven Lodging

Arrival, Departure & Occupancy

  • Check-in: after 4:00 PM. Checkout: before 11:00 AM. Early check-in or late checkout requires advance owner approval.
  • Self check-in is available using a keypad; the access code will be the last 4 digits of the booking phone number. The Wi-Fi password is provided in the welcome book on the table.
  • Maximum occupancy: four guests. Two queen beds with linens and one bathroom are provided.
  • No pets are allowed in Homestead Haven.
  • No smoking, vaping, or incense burning inside Homestead Haven or the barn.

Amenities & Housekeeping

Homestead Haven is equipped with the following amenities for guests’ comfort and convenience: television, refrigerator, coffee maker, microwave, toaster, Blackstone griddle, dishes, silverware, drinking glasses, wine glasses, utensils and bowls, griddle utensils and oil, minimal seasonings, walk-in shower, hair dryer, towels, first-aid kit, hangers, central heating and air conditioning, smoke/carbon monoxide alarm, and fire extinguisher.

Daily housekeeping is not provided. Linens and bath towels are included and may be exchanged upon request. Bring your own beach towels; do not remove property towels or linens. Use the provided black towel for makeup removal.

Lodging Fees & Damage Deposit

  • Evidence of indoor smoking may result in a $200 smoke-cleanup fee, billed to the payment method on file where permitted.
  • Bringing a pet into Homestead Haven violates the no-pets rule and may result in termination of the stay, forfeiture of amounts as provided by applicable booking terms, and a $250 deep-cleaning fee.
  • Direct website bookings: a separate $200 refundable damage deposit is collected through our website; it is not applied toward rent.
  • Airbnb bookings: Homestead Farm Retreat & RV does not separately collect the $200 damage deposit. Any damage claims are handled through Airbnb’s applicable processes and terms.
  • For direct website bookings, the refundable deposit will be returned within three (3) days provided there is no damage beyond normal wear and tear, trash is placed in the dumpster, dishes are cleaned, linens are not lost or damaged, and no excessive cleaning is required.
  • No refunds are provided for early departure.

3  Full-Hookup RV Sites

Arrival, Departure & Site Rules

  • Check-in: after 2:00 PM.
  • Checkout: before 11:00 AM.
  • Upon arrival, follow posted signs and enter to the left of the barn for the RV parking area.
  • Sewer hoses must be securely connected to the sewer inlet using a tight-fitting elbow; do not insert loose hoses into the inlet pipe or allow wastewater onto the ground.
  • Do not place charcoal grills on picnic tables.
  • Generators are not permitted.
  • Pets must remain on a leash six feet or shorter at all times. Pets are not allowed in the barn.
  • Clean up after pets and dispose of waste in the dumpster. Never leave pets unattended.

4  Safety, Wildlife & Emergencies

  • Follow all posted safety notices and instructions. Farm activities, outdoor recreation, and uneven ground present inherent hazards.
  • This rural property may contain wildlife, reptiles (including venomous snakes), spiders, and poisonous plants. Do not approach, disturb, or handle wildlife.
  • Guests should exercise caution when hiking, exploring, or participating in horseback activities. Children must be supervised; the property has not been specially childproofed.
  • Be aware of wet surfaces, stairs, animals, and uneven terrain. Keep personal belongings secure.

5  Reservation & Property Conditions

  • Owners may maintain, repair, and care for the barn, lodging, and grounds while guests are present. Reasonable efforts will be made to minimize disruption. Regular farm chores and activities, including animal care, may continue during stays.
  • Rates may change for future reservations, but the confirmed rental rate will not be changed solely because published rates change after booking.
  • Reservations obtained through materially false information may be canceled or refused, subject to applicable law and booking-platform terms.
  • No refunds are provided for early departure. Weather, storms, or road conditions do not automatically qualify for a refund; the stated cancellation policy and applicable booking-channel terms govern.
  • Guests must maintain the premises, property, and furnishings in good condition. Charges for damage or excessive cleaning are subject to the applicable booking terms and law.
  • Guests are responsible for the conduct of members of their party and invited visitors.

6  Cancellation Policy

For direct bookings where this policy applies:

  • 30 days or more before arrival: 100% refund.
  • 15–29 days before arrival: 50% refund.
  • 14 days or fewer before arrival: no refund.
  • No refunds for early departure.

Reservations booked through Airbnb or another third-party platform are also subject to the cancellation policy shown and accepted on that platform. If a platform-specific policy controls a booking, that policy takes precedence over the direct-booking schedule above.

7  Acknowledgment & Risk Notice

By completing a reservation and accepting these terms, the renter acknowledges that they have read, understood, and agreed to the Rental Terms & Agreement of Homestead Farm Retreat & RV. The renter is responsible for ensuring that all accompanying guests and visitors comply with the applicable property rules.

The renter acknowledges that Homestead Farm Retreat & RV is a working farm and rural property where inherent risks may include encounters with farm animals, livestock, wildlife, uneven terrain, weather conditions, and other natural or property-related hazards. Guests agree to exercise reasonable caution and follow all posted rules and safety instructions.

To the extent permitted by applicable Missouri law, guests voluntarily assume the inherent risks associated with their use of the property.

Nothing in this agreement is intended to waive rights or limit liability beyond what is permitted by applicable law.
